These features and specifications are the basis for each home constructed with Cripps Contracting Ltd. and are subject to change without notice.  Some details may vary due to many factors such as the location of the home to be constructed or municipal requirements.  All specifications must be confirmed with the builder. 

Insulation

v       Fiberglas insulation factors of R20 to the exterior walls, R32 to the attic areas and R8 to the basement exterior walls will be instrumental in saving money on heating bills

Vapour Barrier

v       The outside of the exterior walls will be sealed and taped with a house wrap wind barrier and 6 millimeter poly vapour barrier will be used on the inside

v       Vapour barrier will be provided all around the electrical fittings in an insulated wall

Heating

v       Natural gas high-efficiency forced air heating system sized for future air conditioning

v       Natural gas rented water heaters

v       Energy efficient HRV (Heat Recovery Ventilator)

Sealing

v       All windows, doors and electrical outlets will be sealed with quality caulking on the exterior walls

Window and Exterior Doors

v       All windows will be high quality vinyl, double glazed windows with screens included on all operating windows. 

v       The front entry door and door from garage will be steel clad as per plan

v       5' to 6' patio door is installed where applicable

v       Smoke detector installed on the main floor and second floor

v       Carbon Monoxide Detector installed

v       Deadbolt locks will be installed on your front entry door, your patio door and door from the garage to your home where applicable

v       All our homes are covered by the Ontario New Home Warranty Program – Builder Number 25601

Exterior Appointments

v       Co-ordinated exteriors from builder's samples featuring low maintenance vinyl siding with excellent colour choices and styles complete with Manufacturer’s guarantee

v       The soffit, facia, eavestrough and downspouts are pre-finished aluminum

v       Durable colour fast 20 year asphalt shingles

v       Lot will be graded with sod placed at the front yard, side yard and up to 25’ at the back of the home a hose bib will be located outside for easier lawn maintenance

v       Driveways will be asphalt. Walkway will be interlocking brick as per plan accessorized with a shrubbery plot

v       All verandas will be unfinished pressure treated wood and upright posts to be wrapped in coordinating aluminum

Construction Features

v       Concrete foundation on poured concrete footings

v       Damp proofing with drainage layer inside and outside of the footing

v       Pre-engineered wood trusses with 1/2" plywood roof sheathing

v       2" x 6" exterior wall studs for a sturdy well insulated wall with 7/16” aspenite sheathing

v       5/8" tongue and groove sub-floors

Garages

v       Garage will be drywalled and taped on the wall adjoining the house

v       Concrete smooth finish garage floor

One electrical outlet will be provided in single car garage and two in a double car garage

v       The garage includes a steel sectional garage door

v       Pre-wiring for garage door openers will be done

v       Gas proofing with six millimeter poly vapour barrier between house and garage

Interior Appointments

Flooring

v       Carpeting of your choice from builder's samples with 3/8" foam underpad, except in the kitchen, laundry, storage and bathroom area.  These areas will have vinyl cushion flooring selected from the standard builder's samples

v       Foyer to be ceramic tile as per design selected from standard builder’s samples

v       Mahogany subfloor under all vinyl flooring

Kitchens

v       Oak flat panel kitchen cabinets to be selected from builder's samples for style and colour

v       Cabinets to include one bank of drawers and door and drawer combination units where applicable

v       Rough-in for a dishwasher which consists of the electrical wire brought to the area in the basement and the valves under the kitchen sink for future connections

v       Double stainless steel sinks with single lever washerless tap

v       White two-speed, charcoal filter hooded fan is installed over the range

Bathrooms

v       Temperature control pressure valves will be included in all the showers

v       Vanities will be provided in all bathrooms.  Upper drawers in the vanity found in the ensuite

v       Single lever washerless taps in bathrooms

v       Glass mirrors with lighting are provided over the vanity

v       White on-piece tub/shower acrylic enclosures

v       Tub/shower acrylic enclosures in all bathrooms with current styles for molded shelf and bars

v       White bathroom accessories to include a towel bar, towel ring and toilet roll holder

v       Privacy passage hardware sets on all bathrooms

Doors, Trim, Paint and Hardware

v       All interior trim and drywall surfaces will be painted with 2 finish coats of latex paint in one colour of your choice from builder's standard samples.

v       Colonial 800 Series doors and trim, complete with brass finish lever handles where applicable

v       8' sprayed texture ceilings with a smooth border with the exception of the kitchen and bathrooms which will have smooth finishes. 

Electrical Features

v       100 AMP electrical service with circuit breaker panel.  Included are 220V receptacle for each of the stove and dyer

v       All copper wiring

v       Two exterior weatherproof plugs

v       Interior lighting package to include vanity lighting in all bathrooms, ceiling light fixtures in the bedrooms, hallways, diningroom and breakfast area where applicable, from builder’s standard samples

v       White decora plugs, switches and plates

v       Smoke detector and carbon monoxide detector wired to panel

v       Exterior lights provided at all points of entry as per plan

v       Rough-ins for central air conditioning, four cable and four telephone jacks are included

Additional Features

v       All consultations to prepare a customized floorplan which adheres to the purchaser’s budget

v       Two hour consultation with an Interior Designer of the Builder’s choice during the décor selections appointment for the home

v       G.S.T. is included in the price of the home, however it is understood that the Builder will apply for the rebate

v       Enrolment of the Ontario New Home Warranty Program.  This provides the homeowner with a warranty on numerous aspects of the home’s construction for up to 7 years
